Job Description
We are seeking a Closing Disclosure (CD) Specialist with strong expertise in CD document preparation and comprehensive fee review. The role is strictly focused on all fees reflected on the Closing Disclosure and ensuring accuracy, regulatory compliance, and alignment with the Loan Estimate.
Key Responsibilities
Prepare, review, and validate the Closing Disclosure (CD) document
Review all fees on the CD , including:
Lender fees
Origination and discount points
Title and settlement fees
Recording fees
Transfer taxes
Escrow fees
Prepaid items
Third‑party service provider fees
Perform LE vs CD fee comparison and identify variances
Ensure fee accuracy across borrower‑paid, seller‑paid, and lender‑paid sections
Validate fee tolerances (0%, 10%, no‑tolerance categories)
Calculate and apply tolerance cures where applicable
Ensure CDs are issued accurately within TRID timelines
Coordinate with title/settlement agents to resolve fee discrepancies
Update and correct CD documents based on fee changes
Maintain accurate documentation for audits and client reviews
Required Skills & Knowledge
Hands‑on experience in Closing Disclosure (CD) document review
Strong understanding of all fee components within the CD
Knowledge of:
TRID regulations related to CD
